Construction Statistics from Approved Building Permits: Second Quarter 2019 (Final Results) Number of constructions up by 35.8 percent during the second quarter of 2019 The total number of constructions in the second quarter of 2019 reached 1,998, based on the preliminary results of construction statistics from approved building permits. This reflects an increase of 35.8 percent from the 1,471 constructions recorded during the same quarter of 2018. By type of construction, residential building reported the highest number at 1,618 or 80.98 percent.  Compared with the second quarter of 2018, this type of construction was 48.0 percent higher this quarter. The growth was mainly attributed to the increase of duplex/quadruplex houses (458.7%). The number of non-residential constructions at 237 accounted for 11.9 percent of the total, posting 22.2 percent increase from the 194 constructions recorded during the same period of 2018. Commercial type of constructions recorded an increased at 149 or 31.9 percent to 113 during the second quarter of 2018. The number of additions to existing structures at 1 was decreased by (83.3) percent from the 6 recorded during the same quarter of 2018. Similarly, the combined number of alterations and repairs of existing structures at 142 decreased by (20.2) percent from the 178 projects recorded in the same quarter of previous year. Total value of constructions increases by 35.6 percent Total value of constructions, which was estimated at PHP4, 283,389 million, went up by 35.6 percent compared with the PHP 3,158,895 million registered during the first quarter of 2018. Residential constructions which were valued at PHP 2,563,625 million accounted for 59.8 percent of the total. This represents an increase of 2.7 percent compared with the construction value of PHP 1,782,988 million during the first quarter of 2018. The increase in the total value of residential constructions was contributed by single house (67.2%), duplex/quadruplex  (8.9%) and apartment/accessoria (7.2%). Construction value of non-residential buildings, amounting to PHP1,679,576 million recorded an increase of 29.7 percent compared with the PHP 1,295,218 thousand construction value during the second quarter of previous year. This was attributed to the increase in the construction value of non-residential commercial construction (20%). Meanwhile, construction value of additions to existing structures amounting to PHP 2,000 decreased by (87.6) percent from the PHP 16,180 thousand posted in the same period of 2018. Combined construction value of alteration and repair of existing structures, estimated at PHP 38,188 thousand went down by (40.8) percent from PHP64,508 in the same quarter of 2018. Average cost per square meter of residential-type construction increase by 2.7 percent The average cost per square meter of residential constructions for the second quarter of 2019 was estimated at PHP 10,596 increased by 2.7 percent from the previous year’s average cost of PHP10,319. This was brought about by the increases in the average cost per square meter of the following residential constructions, single house (5.1%) and apartment/accessoria (129.6%),                  Among the types of residential construction, apartment/accessoria recorded the highest average cost per square meter of PHP 21,184. This type reported a total of 23 constructions with construction value of PHP 185,827 thousand and a total floor area of 8,772 thousand square meter. Residential Condominium placed second with an average cost of PHP 15,593 per square meter. Number of constructions for this type was recorded at 4 with construction value of PHP427, 882 thousand and total floor area of 27,441 thousand square meter. Single house with an average cost of PHP 9,693 per square meter placed third. This type of construction had 1,334 projects with construction value of PHP 1,722,617 thousand and total floor area of 177,715 thousand square meter. Average cost per square meter of non-residential constructions up by 11.2 percent The average cost per square meter of non-residential constructions was recorded at PHP11,434 which was 11.2 percent higher than the PHP10,281 average cost in the same quarter of 2018. This was attributed to the increases in the average cost per square meter of agricultural (66.5%) buildings. Among the non-residential constructions, agricultural -type buildings reported the highest average cost per square meter of PHP6,887. This type of building reported a total of 21 constructions or 8.9 percent of the total. Total value of construction for this type amounted to PHP191,958 thousand with a total floor area of 27,874 thousand square meters. Institutional-type building followed with an average cost of PHP13,594 per square meter. This type of building reported a total of 37 constructions or 15.6 percent of the total non-residential constructions. Construction value for this type was estimated at PHP 766,491 thousand and a total floor area of 56,386 square meters. Other non-residential buildings came third with a value costs of PHP148,885 per square meter with a total number of constructions for this type was 2. The following type-buildings, commercial, industrial, addition and alteration and repair decrease for the second quarter of 2019.
