The number of constructions from approved building permits in January 2024 reached 695. This indicates an annual increase of 6.6 percent from the 652 total number of constructions in the same month of the previous year.

By type of construction, residential buildings reported the highest number of 414 constructions or 59.6 percent of the total number of constructions during the month.  This indicates an annual increase of 8.7 percent from the same month of the previous year’s level of 381 constructions. Majority of the total residential constructions were single - type houses with 376 (90.8%). (Table A, Figure 1)

Meanwhile, non-residential type of constructions was the second highest in terms of number of constructions of 189 or 27.2 percent of the total number of constructions during the month. This type of constructions increased during the period at an annual rate of 10.5 percent. Most of the non-residential constructions were commercial buildings with 131 (69.3%) (Figure 1).

Addition, which refers to any new construction that increases the height or area of an existing building, and alteration and repair of existing structures contributed 0.14 percent and 13.1 percent of the total number of constructions, respectively. Compared with their respective numbers in the same period of the previous year, addition-type of construction retained at 0.14 while alteration and repair posted an annual decrease of -9.0 percent (Table A).

Residential buildings recorded the highest value of constructions

In January 2024, the total value of constructions amounted to PhP 2, 037,279 million, reflecting an annual raised of 26.0 percent from the PhP 1,617,515 million value of constructions posted in the same month of the previous year. (Table A, Figure 1)

Residential building constructions valued at PhP 1,359,767 million accounted for 66.7 percent of the total value of constructions during the period. This indicates a decline of 79.6 percent from the PhP 757,195 thousand construction value of residential buildings recorded in the same month of 2023. Among residential constructions, single type of houses had the highest value of constructions at PhP 1.295,569 million (95.3%). (Figure 2)

On the other hand, the construction value of non-residential buildings amounted to PhP625,261 thousand or 30.7 percent of the total construction value in January 2024. This reflects a decrement of -22.9 percent from the PhP 811,450 thousand value of constructions of non-residential buildings reported in the same month of the previous year.

In January 2024, the value of constructions for addition to, and alteration and repair to existing structures were recorded at PhP 4,129 thousand (0.20%) and PhP 48,121 thousand (2.4%), respectively. Compared with their respective values in the same month of the previous year, alteration and repair posted an annual decrement of 2.4 percent from an annual growth rate of -1.5 percent.

Non-residential building accounted for almost half of the total floor area of constructions

The total floor area of constructions for this month was recorded at 151,997 thousand square meters. This corresponds to an annual decrease of -1.1 percent from the recorded 153,663 thousand square meters floor area in the same period of the previous year.  (Table A)

Non-residential constructions posted 60,096 thousand square meters or 39.5 percent of the total floor area of constructions this period. This reflects an annual decline of -29.6 percent from the floor area of 85,312 thousand square meters in the same month of 2023.

Meanwhile, residential constructions recorded 91,351 thousand square meters or 60.1 percent of the total floor area of constructions in January 2024. It increased at an annual rate of 33.6 percent from the previous year’s same month floor area of 68,351 thousand square meters.

Residential buildings had the highest average cost of constructions

The average cost of construction in January 2024, excluding those for alteration and repair,and other non-residential was recorded at PhP13,073.18 per square meter .This was 24.2 percent higher than the average cost of PhP10,526.38 per square meter in 2023 (Table A).

By types of construction, residential buildings had the highest average cost of PhP 14,885.08per square meter during the month. This was followed by non-residential constructions with PhP 10,369.91 per square meter, and addition to existing constructions with PhP 7,507.27
per square meter.

Among residential constructions, single type houses posted the highest average cost of PhP 15,206.74 per square meter during the period, while apartment/accessoria recorded the lowest average cost of PhP10,327.87 per square meter.

Across non-residential constructions, institutional type building reported the highest averagecost of PhP 13,781.45 per square meter. On the other hand, agricultural type buildings registered the lowest average cost of PhP 3,950.20 per square meter.
