Construction Statistics from Aprroved Building Permits :Second Quarter 2020   Number of Constructions declines The number of constructions in the second quarter of 2020 reached a total of 367 indicating an annual decline of (81.6) percent . In the previous quarter the number of constructions decreased at an annual rate of (33.0) percent and in the second quarter of 2019 , it increased at 35.8 percent .  Residential has the highest number of constructions By type of construction, residential reported the highest number of constructions during the quarter which totalled 240 or 65.4 percent of the total number of the total number of constructions. Because of the lockdown due to COVID –19 pandemic, this type of construction dropped at a faster rate of (85.2) percent that its annual rate in the previous quarter of (37.5) percent. Majority 95.8% of the residential con-structions were single-type houses. Next to residential constructions were non-residential which accounted for 22.1 per-cent of the total constructions during the quarter. Non-residential constructions also dropped at annual rate of (65.8) percent . Most (80.2%) of the non-residential con-structions were commercial buildings. Addition of existing structures had share of less than 1 percent to total construc-tions. This type of constructions declined at annual rate of (99.0) percent for addi-tion which were contrary to their respective annual rates in the same quarter of the previous year. Total value of constructions shrinks In the second quarter of 2020 , the total value of constructions amounted to PhP 596,217 million which shrank by 100 percent . Compared to previous quarter it declined at an annual rate of (88.6) percent , while it increased at an annual rate of 66.2 percent in the second quarter of 2019 . Total value of constructions shrinks Residential building constructions, valued at 596,217 thousand, accounted for 21.6 percent of the total value. This shows a contraction of 12.8 percent from the 5,248,813 million construction value posted in the same quarter of 2019 . Construction value of non-residential buildings amounted to 223,280 million or 37.4 percent of the total value. This reflects 32.0 percent decrease from the PhP 1,679,576 million value of construction in the same quarter of the previous year. Floor Area The total floor area constructed for this quarter was recorded at 60,412 thousand square meters. This reflects a slightly faster annual decline of (87.7) percent for the quarter, from (3.5) percent in the previous quarter. Residential construction accounted for 9,795 thousand square meters or almost half of the total floor area constructed. It continued to drop at an annual rate of 4.2 percent for this quarter. On the other hand, non-residential construction recorded 9,404 thousand square me-ters or more than half of the total area constructed. It continued to drop at an annual rate of (17.8) percent as compared with the previous quarter’s annual rate of 11.2 per-cent. The average cost per square meter in the second quarter of 2020 valued at PhP1,679, indicating an annual decline of (144.7) percent. On the contrary, the average cost per square meter in the previous quarter declined at an annual rate of (3.5) percent but in the first quarter of 2019 , it contracted by 4.7 percent. Duplex/Quadruplex are the most expensive among types of residential con-struction Among residential constructions, duplex/quadruplex posted the highest average cost of PhP18,281 per square meter. The lowest average cost amounting to PhP 9,119 was seen in apartment/accessoria. Meanwhile residential condominium and other residen-tial constructions not elsewhere classified recorded zero (0) constructions. Institutional- type buildings are the most costly among non– residential build-ings Institutional -type building constructions reported the highest average cost of PhP 11,354 per square meter. It was followed by commercial-type buildings with average cost of PhP 9,314 square meter and industrial PhP 2,738 construction. On the other hand, agricultural –type building constructions continued to register the lowest average cost of PhP 5,806 per square meter.
