Construction Statistics from Approved Building Permits: First Quarter 2019 (Preliminary Results) The total number of constructions in the first quarter of 2019 reached 1,706, based on the preliminary results of construction statistics from approved building permits. This reflects an increase of 10.4 percent from the 1,546 constructions recorded during the same quarter of 2018. By type of construction, residential building reported the highest number at 1,359 or 79.7 percent.  Compared with the first quarter of 2018, this type of construction was 12.4 percent higher this quarter. The growth was mainly attributed to the increase of single-type houses  (82.9%). The number of non-residential constructions at 243 accounted for 14.2 percent of the total, posting 40.5 percent increase from the 173 constructions recorded during the same period of 2018. Almost, all types of non-residential constructions recorded increases as follows: institutional (8.2%), industrial (11.5%) and commercial (65.8%) buildings; and other non-residential structures (0.41%). The number of additions to existing structures at 1  was decreased  by (90.0) percent from the 10 recorded during the same quarter of 2018. Similarly, the combined number of alterations and repairs of existing structures at 103 (6.04%) decreased by 33.1 percent from the 154 projects recorded in the same quarter of previous year. Total value of constructions, which was estimated at PHP 3,779,027 million, went up by 38.5 percent compared with the PHP 2,728,015 million registered during the first quarter of 2018. Residential constructions which was valued at PHP 1,874,904 million accounted for 49.6 percent of the total. This represents an increase of 10.7 percent compared with the construction value of PHP 1,693,695 million during the first quarter of 2018. The increase in the total value of residential constructions was contributed by single house (82.1%) and apartment/accessoria (17.0%). Construction value of non-residential buildings, amounting to PHP1,708,930 million recorded an increase of 77.5 percent compared with the PHP 962,988 thousand construction value during the first quarter of previous year. This was attributed to the increases in the construction values of almost all types of non-residential constructions led by commercial (56.5%). Meanwhile, construction value of additions to existing structures amounting to PHP 377 decreased by (93.6) percent from the PHP 5,845 thousand posted in the same period of 2018. Combined construction value of alteration and repair of existing structures, estimated at PHP 194,816 thousand went up by 197.5 percent from PHP 65,487 in the same quarter of 2018. The average cost per square meter of residential constructions for the first quarter of 2019 was estimated at PHP 9,323 declined by 5.8 percent from the previous year’s average cost of PHP9,896. This was brought about by the decreases in the average cost per square meter of apartment/accessoria (16.5%). p; Among the types of residential construction, duplex/quadruplex –type dwellings recorded the highest average cost per square meter of PHP 9,871. This type reported a total of 13 constructions with construction value of PHP 15,280 thousand and a total floor area of 1,548 thousand square meter. Apartment/accessoria placed second with an average cost of PHP 7,928 per square meter. Number of constructions for this type was recorded at 218 with construction value of PHP318,236 thousand and total floor area of 40,142 thousand square meter. Duplex/quadruplex-type dwellings with an average cost of PHP 9,871 per square meter placed third. This type of construction had 13 projects with construction value of PHP 15,280 thousand and total floor area 1,548 thousand square meter. The average cost per square meter of non-residential constructions was recorded at PHP10,541, which was 19.3 percent higher than the PHP8,832 average cost in the same quarter of 2018. This was attributed to the increases in the average cost per square meter of commercial (13.0%) buildings. Among the non-residential constructions, industrial-type buildings reported the highest average cost per square meter of PHP13,853. This type of building reported a total of 28 constructions or 11.5 percent of the total. Total value of construction for this type amounted to PHP816,406 thousand with a total floor area of 58,932 thousand square meters. Institutional-type building followed with an average cost of PHP10,966 per square meter. This type of building reported a total of 20 constructions or 8.2 percent of the total non-residential constructions. Construction value for this type was estimated at PHP 275,877 thousand and a total floor area of 25,157 square meters. Commercial-type buildings came third with an average cost of PHP9,248 per square meter. Number of constructions for this type was 160 (65.8%), total construction value of  PHP497,437 and total floor area of 53,788 square meters.
